If you are a home owner and want to find out the items that will be discovered when you sell your house we also do pre-sale inspections. So that you can make critical decisions about items that may need to be repaired before you place your home on the market.
This helps to eliminate the surprise factor that can have a negative impact on the negotiations and sale price later on.

Just because a home is new doesn’t mean it is in perfect condition. The contractor will over see the construction and will have from 5 to 25 sub-contractors provide most of the labor and a good portion of the materials.
Does the contractor go behind the sub-contractor and review his work? Perhaps. However, the average person — even in the construction industry — is not trained to inspect.

Detach hoses in case of freezing temperatures. Remove all paints, caulks and liquid materials from garage or garden sheds.
Inspect weatherstripping around doors and windows and repair or replace if necessary.
Set thermostats and automatic sprinklers for winter. Clean gutters after leaves have fallen. Make sure downspouts are in good repair.
Check gauges on home fire extinguishers to ensure a full charge. Replace if necessary.
