Sexton & Associates was formed in 1978. The company was initially comprised of a Broker and one salesperson who had previous experience in the real estate business and since has evolved into a multi-agent office selling several million dollars of property each year. We are often asked what you, the property owner, must do during the process of selling your property. Frankly, we do most everything. Your primary job will be keeping your property in a presentable manner for viewing. We prepare all the advertising and schedule the appointments to show the property. At the point we have an interested buyer, we will do all the negotiating for
you. You will not have to engage in direct discussions with the buyers. We work out all the details and prepare a written offer to purchase contract. We will assist the buyer in arranging the best financing and will see that all documents necessary for the closing are prepared. We handle all the details.
One word about commission charges. There is an old saying that is appropriate which is "you get what you pay for." This is true for the real estate business. Our business is very advertising intensive. Professional advertising is expensive but is very essential in the business. It is most important that your property be professionally advertised in the appropriate publications.
Be wary of cut rate commission fees, your property will probably not receive adequate exposure. Offices working on very low margins cannot afford to offer professional advertising on a consistent basis.
